Are You Ready to Sell?


When selling your Spokane real estate, you will have a much smoother experience if you make a checklist. A checklist will show you all that needs to be done, and help you keep track of what has been done or is left to complete.  Doing this will help you sell your Spokane real estate in the quickest and most efficient fashion.

What Goes on the Checklist?
There are so many things you need on your checklist to ensure your home sells for the highest price and as fast as possible, that it is impossible to cover them all in a short article. However, the following are some of the most important things that should be addressed to make sure you make the most of your investment when you sell your home.  And, almost all can be done with little investment and in a short period of time.

Clean
When showing your home you want it to be sparkling clean, everywhere! This means all windows should be washed inside and out and that you should dust in every nook and cranny. Bathrooms, garages, and storage areas should also be immaculate. The cleaner your home, the better it will look and smell, and more individuals will be interested in considering your home. Don’t allow stains, smudges, or dirt anywhere in your home.

A good thing to do before cleaning is to have a yard sale. This will help you clean out a lot of junk you don’t want or need, make a little money, and facilitate the cleanup process at the same time!

Sale Price
The correct selling price for your home is essential. A realtor should be able to help you set the selling price. Keep in mind that a home in disrepair may increase its selling price if problems are corrected before listing. However, a home in good condition should not undergo expensive repairs because the expense won’t usually equate to a higher selling price.

However, if repairs are going to take place the bathrooms and kitchen are the best places because updating those areas will almost always result in a higher selling price.

Landscaping
An afternoon outside cutting grass, trimming bushes, and planting pretty flowers will really help your home’s image. A fresh coat of paint on your door, and a freshly swept driveway and walkway, will all add to the beautiful exterior image of your home.

Simple Repairs
Any simple repairs you can do will help you sell your home. Replacing old doorknobs, cracked light switch covers, missing shingles and the like will cost little and make your home look better. Take note of the simple repairs you can do on your own and do them!

Brighten Up
When showing your home, make sure you have high wattage bulbs in all of the rooms with the lights turned on and the drapes open at windows. You want your home to look bright and welcoming, and this will do the trick.

Streamline
Clutter, large boxes, excess furniture, kitchen appliances and the like should be sent to storage. You want your home to appear open and airy with each room flowing into the next. Make your design beautiful yet generic. The idea is that any individual walking into your home can imagine him/herself living there with your present decor. Removing all clutter can open your home up and allow others to imagine life in your home. Don’t miss the opportunity to really show your home off!

Completing your entire checklist will result in more people viewing your home, and more than likely a higher selling price, than if you had not put forth just a little bit of effort.
